Thinking of Buying a Home In Colorado Springs? Ask Yourself These 3 Questions

3 Questions Every Buyer Should Answer First

If you are debating purchasing a home right now, you are probably getting a lot of advice. Though your friends and family will have your best interest at heart, they may not be fully aware of your needs and what is currently happening in the real estate market.
Answering the following 3 questions will help you determine if now is actually a good time for you to buy in today’s market.

1. Why am I buying a home in the first place?

This truly is the most important question to answer. Forget the finances for a minute. Why did you even begin to consider purchasing a home? For most, the reason has nothing to do with money.
A study by the Joint Center for Housing Studies at Harvard University reveals that the four major reasons people buy a home have nothing to do with money. They are:
  • A good place to raise children and for them to get a good education
  • A place where you and your family feel safe
  • More space for you and your family
  • Control of that space
What does owning a home mean to you? What non-financial benefits will you and your family gain from owning a home? The answer to that question should be the biggest reason you decide to purchase or not.

2. Where are home values headed?

According to the latest Home Price Index from CoreLogic, home values are projected to increase by 5.3% over the next 12 months.
What does that mean to you?
Simply put, if you are planning on buying a home that costs $250,000 today, that same home will cost you an additional $13,250 if you wait till next year. Your down payment will need to be higher as well to account for the higher home price.

3. Where are mortgage interest rates headed?

A buyer must be concerned about more than just prices. The ‘long term cost’ of a home can be dramatically impacted by even a small increase in mortgage rates.
The Mortgage Bankers Association (MBA), the National Association of Realtors and Freddie Mac have all projected that mortgage interest rates will increase by approximately three-quarters of a percent over the next twelve months as you can see in the chart below:

Bottom Line

Only you and your family will know for certain if now is the right time to purchase a home. Answering these questions will help you make that decision.

6 Home Owner Tips For Selling Your Colorado Springs Home In Winter 2016

Winter can be a harsh, unappealing time of year to sell your home. With 2016 about to rev up, it's especially important to make your home stand out if you want to sell in the New Year. Here are some essential tips for making your house #1 on the market as the year begins:

#1 Warmth is top priority.
Your home should always be warm when a realtor conducts a walkthrough with buyers. Set a timer on your thermostat so it's warm when they arrive. Also make sure to check there are no leaks or problems with your ducts and vents, as this could make rooms cold during a walkthrough.
#2 Keep the house bright.
It's also important to ensure that your home is adequately lit in each room. You want buyers to feel welcome and impressed with the kitchen, bathroom and bedrooms of your home. If a room has dim lighting or a burned-out bulb, it could take away from the overall appeal of the room. You should also consider spending a little extra money to upgrade your lighting fixtures --installing recessed lighting in certain rooms will give your home a little extra "pop." Standing lamps are also a fantastic, affordable alternative to lighting additions

Thinking of Selling Your Colorado Springs CO Home? Get Ready to Negotiate! 719-651-2199

Now that the market has showed signs of recovery, some sellers may be tempted to try and sell their home on their own (FSBO) without using the services of a real estate professional.
Real estate agents are trained and experienced in negotiation. In most cases, the seller is not. The seller must realize their ability to negotiate will determine whether they can get the best deal for themselves and their family.
Here is a list of some of the people with whom the seller must be prepared to negotiate if they decide to FSBO:
  • The buyer who wants the best deal possible
  • The buyer’s agent who solely represents the best interest of the buyer
  • The buyer’s attorney (in some parts of the country)
  • The home inspection companies, which work for the buyer and will almost always find some problems with the house.
  • The termite company if there are challenges
  • The buyer’s lender if the structure of the mortgage requires the sellers’ participation
  • The appraiser if there is a question of value
  • The title company if there are challenges with certificates of occupancy (CO) or other permits
  • The town or municipality if you need to get the COs permits mentioned above
  • The buyer’s buyer in case there are challenges on the house your buyer is selling
  • Your bank in the case of a short sale

Bottom Line...

Colorado Springs Home Buyers - It's Smart To Purchase Homes During Holidays 80920

WHY IT'S SMART TO BUY A HOME DURING THE HOLIDAYS

Spring is the start of the hot real estate season for a few obvious reasons, nice weather and the desire to move during the summer when kids are out of school at the top of the list. But embarking on a home search during the holidays can be advantageous to buyers. Thinking about taking the plunge? Here are a few reasons you should be looking for a new home now.
The potential for a great deal
There's an assumption that anyone selling over the holidays, and thereby taking time away from family get-togethers and Christmas shopping and is selling because they have to, not because they want to. That assumption tends to be true. And it can payoff for buyers.

"Sellers tend to avoid the end of the year due to the short days, wintry weather and conventional wisdom that says buyers are otherwise occupied, says Tim Deihl, associate broker at Gibson Sotheby's International Realty in Boston," said Bankrate. "But those who do choose to sell at year-end are often under pressure and highly motivated to cut a deal. And that's why the year-end might be a smart time to buy: Determined house-hunters can take advantage of sellers' urgency."
Lower prices
Experts say that homes listed over the holidays may have a lower sales price.

Colorado Springs Home Owners Selling Can Now Find Out What Buyers Are Willing To Pay

The Sales Price

Of course, most sellers want to maximize the value they get for the house. However, the price they set might not be reflective of the other comparable homes in the neighborhood. As the article stated:
“People tend to view their homes emotionally, and that can become quickly apparent when they decide to sell.”
That doesn’t mean that the home won’t necessarily sell for that price.
A seller can set an asking price and actually have a buyer agree to that price. However, that value may not be necessarily in agreement with what most buyers are willing to pay. For example, one person can view a property, determine it is exactly what they are looking for and well worth the asking price, whereas another person could look at the same property and feel the asking price is too high.
